Contracts are binding agreements between your organization and a company. Each contract you create can include spaces, recurring packages and amenities, one-time packages and amenities, and custom charges. When you start the contract process, you select the terms. Kube allows you to control what terms are set by default when a user creates a new contract.

Setting default contract options
Select Properties in the top menu.
Locate the property in the grid and click the property's name. The Property Spaces screen appears.
Select Setup in the side menu and select the Receivables tab.
In the Contract Options section, click the Edit button.
Select the options you want. For information about each option, see Creating a contract, Setting default contract options,and the screen reference below.
TIP: A setting has an (Operator Level) label if the setting was inherited from the system settings and has not been updated at the property level. For more information, see Setting default contract options.
Click Save.

Charge First Month On | Select when a contract's charges post. For more information, see Setting when the first month of a contract is charged. |
Price Escalation | Choose the interval for when a contract's prices escalate and which charges are included in the escalation. For more information, see Contract Escalation Scenarios. |
Auto Renew | Choose whether a contract automatically renews at the end of its term. For more information about the individual options that appear below, see Creating a contract. |
Notice to Vacate | Enter the default notice to vacate period that is applied to all new contracts. For more information, Setting a property's notice to vacate time frame.
Additionally, the NTV period can be controlled by a workflow. For information about adding an NTV workflow, see Adding a notice to vacate workflow. |
Automatically Activate ySign Express Contracts | Choose whether contracts signed using ySign Express should automatically activate once the signing process is complete. This setting is also available globally in the system settings. |
Invoice Automatically on Activation | Choose whether a contract's charges should be invoiced automatically once a contract is activated. Charges are added to different invoices based on the settings at the system level and the ones following. |
Invoice Security Deposit Separately | Select whether security deposit charges should be invoiced separately on their own invoice. |
Invoice Late Fee Charge Separately | Select whether late fee charges should be invoiced separately from other charges. |
Custom Net Terms | Set whether an invoice generated from a contract activation has a different due date than invoices generated through the monthly scheduled task. For more information about scheduled tasks, see Scheduled tasks billing cycle overview.
When this option is used, the invoice due date is the contract activation date plus the number of days entered in this field. |
Invoice Setup Fees and One Time Charges with First Month's Charges | Select whether setup fees and one time charges are invoiced at the time of the contract's activation, or if they are invoiced on the first monthly invoice. For more information, see Contract Invoicing Scenarios. |
Turn Off Auto Apply Credits | Enable this option to turn off the automatic application of credits when the Payments scheduled task runs. For more information about scheduled tasks, see Scheduled Tasks. |
Turn Off Auto Apply Prepayments | Enable this option to turn off the automatic application of prepayments when the Payments scheduled task runs. For more information about scheduled tasks, see Scheduled Tasks. |
Enable Click to Cancel | Set whether online contracts, contracts that are created by purchases made in the Prospect and Member Portals, can be canceled by a member through their member portal. Contracts terminated through Click to Cancel are either terminated immediately or at the end of their original term. For more information about setting which option is used, see Setting default contract options. |
Set Business Information Per Property - ySign Express | When set to Yes, the mailing and billing address, along with any applicable VAT or registration numbers, are saved to the property associated with the contract during the ySign Express form submission. |
